Note: I did a remote move in because I was out of the country with COVID 19. My experience may be different than most. The apartments are really nice when properly cared for and not so close to the pond area. All units are not created equal. Pros: Close proximity to everything.....including Ft. Knox (about 25 min). Spacious apartment with beautiful floor plans, quiet neighborhood and $99 move in deposit for Active Duty Military. Pool, parks, grills and Gym onsite. Cons: 1. Lack of communication. During the application process, I had to continuously call to find out my application status. A few instances, I had to call from another number to get them to pick up. 2. I asked for pictures of the unit prior to move in because I was not physically there to accept the unit prior to paying and was the request was denied. 3. Upon moving in, my unit was not cleaned to standard. I have taken pictures, but the utility closet was filthy, paint stains were on the floor throughout the unit, and there was mold in the shower unit in the master bedroom. Since the pond is directly outside my back door....feces from the ducks and geese was STUCK in the concrete on my back porch and not removed prior to move in. Additionally, the walkway is is contaminated with feces on a daily basis and I'm sure those with children cannot send their children out to play. I have seen maintenance technicians with a power washer, but they never seem to get to this building. 4. I have had a work order in since August 11th without resolution. I have went to the front office afterwards and understand that they are understaffed. 5. The valet trash is subpar, I had a watermelon in the trash and was refused pick up because it was too "heavy". 6. I wish there was a way to decline the valet trash and mail package fee. Most of your mail comes directly to the door but you still pay a $5 fee monthly. 7. There is a pet deposit and a monthly pet fee-usually, it's one or the other.

Do NOT move to this complex. We are charged $25/month for trash valet and $10/month for trash compactors. The compactors are almost always full and the $25/month service is a JOKE. Most of the time the workers do NOT pick up trash outside the door. Last week my neighbor's bag busted and the mess was all over the sidewalk for days before my husband went and cleaned the area himself. Office staff is AWARE of the issues and still nothing has changed.

I like the apartments here. Since April 2021 I live in a 3 bedroom unit. The Service is great! The gardener are doing a good job! I‘m feeling very well and safe in this area. But sometimes the people which walks around with their dogs, should better take care of them. Nobody wants dirty walkways..

We’ve been here since November & the office staff made it so easy to move in. We would recommend this complex to any of our friends or family. It’s very quiet & away from the hustle & bustle of Dixie Highway. Very close to major retailers & food options. We also love the pond so much that we got a pond view unit. The nature is beautiful to look at & love having all the ducks/geese here as well. We’ve never felt more at home than we do here.

I have lived at Valley farms for 3 years. No other apartments that I have seen can out do the beauty of this property. The pool is nice and always kept up. We love to walk out to the pond and see the ducks. Anytime there was a maintenance need it was handled in an appropriate amount of time. The staff has always been friendly, helpful and personable. Not to mention the apartments themselves are beautiful and very spacious.
